Terms of Use

Effective July 9, 2026. These terms govern access to and use of the Metropolis Group platform, including all web properties, dashboards, and digital assets operated under the Metropolis Management Group corporate identity.

1. Acceptance of Terms

Access to or use of any portion of this platform constitutes absolute and binding acceptance of these Terms of Use. If you do not agree to these terms in full, you must immediately discontinue all access. Continued use following any update to these terms constitutes acceptance of the revised version.

These terms apply to every visitor, registered user, investor, prospective tenant, partner, and candidate interacting with the platform, without exception.


2. Platform Use & Restrictions

You agree to use the platform exclusively for its intended purpose: reviewing institutional information, submitting inbound inquiries, exploring open positions, and engaging with disclosed corporate functions.

The following activities are expressly prohibited without prior written authorization from Metropolis Group:

  • Automated data extraction, scraping, mirroring, or harvesting of any portion of the property filtering engines, listing dashboards, or directory data.
  • Reverse engineering, decompiling, or attempting to derive the source structure of any front-end component, API endpoint, or backend system.
  • Vulnerability scanning, penetration testing, denial-of-service activity, or any other security probing of platform infrastructure.
  • Circumventing rate limits, authentication, or access controls of any kind.
  • Submitting fraudulent, misleading, abusive, or unlawful content through the contact or careers channels.
  • Using the platform to transmit malware, exploit code, or any payload designed to disrupt service or harm other users.
  • Republishing, redistributing, or commercially exploiting any portion of the platform without an executed license.

Violations may result in immediate access termination, civil action, and referral to relevant law-enforcement authorities.


3. Intellectual Property Assets

All material on this platform is the exclusive property of Metropolis Management Group or its licensors and is protected by Canadian and international intellectual property law.

3.1 Scope of corporate ownership

  • Architectural presentation logic, layout grids, and design system tokens, including color palettes and typographic scales.
  • Brand identity assets, including the MMG wordmark, logotype variations, and all derivative marks.
  • High-fidelity mockups, page templates, UI component libraries, and interaction patterns.
  • Photographic, illustrative, and 3D rendering media displayed across every page.
  • Editorial copy, performance metrics, statistical representations, market commentary, and supporting documentation.
  • Underlying source code, configuration, and back-end application logic.

3.2 Limited use license

You are granted a limited, revocable, non-exclusive, non-transferable license to access and view the platform for personal, non-commercial informational use only. No other rights are granted by implication, estoppel, or otherwise.


4. Third-Party Integrations & API Channels

Certain properties operated by Metropolis Group are distributed through enterprise partner platforms, including Airbnb, Booking.com, and Expedia.

  • Each partner platform operates under its own terms of service, privacy policy, and dispute-resolution framework. Use of any partner channel constitutes acceptance of that platforms terms in addition to these.
  • Pricing, availability, booking confirmation, and payment processing originating on a partner platform are governed by the partner's system logic. Metropolis Group disclaims all liability for the accuracy, uptime, or operational behavior of third-party infrastructure.
  • Data exchanged with partner platforms is limited to the minimum required to fulfill a confirmed booking or distribution function and is governed by contractual data-protection terms between the parties.
  • Outbound links to third-party websites are provided for reference only and do not constitute endorsement.

5. Limitation of Liability

All architectural assets, property metadata, performance metrics, market commentary, and supporting content are provided strictly on an “as-is” and “as-available” basis, without warranty of any kind, express or implied.

Without limiting the foregoing, Metropolis Group makes no representation or warranty regarding:

  • Real-time synchronization accuracy between displayed metrics and underlying source records.
  • Continued availability of any specific property, performance figure, or listing.
  • Suitability of any information for investment, financial, legal, tax, or other professional decision-making.
  • Uninterrupted, error-free, or secure operation of the platform.

To the maximum extent permitted by law, Metropolis Group, its affiliates, officers, directors, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of, or inability to use, the platform.

Nothing in these terms excludes or limits any liability that cannot lawfully be excluded or limited under applicable law.


6. Indemnification

You agree to indemnify, defend, and hold harmless Metropolis Group and its affiliates from any claim, loss, liability, or expense (including reasonable legal fees) arising out of your breach of these terms, your misuse of the platform, or your violation of any law or third-party right.


7. Termination

Metropolis Group reserves the right to suspend or terminate access to the platform, in whole or in part, at any time and without notice, where it determines that continued access would violate these terms, harm the platform, or expose the company to risk.


8. Governing Law & Corporate Jurisdiction

These terms and any dispute, claim, or matter arising out of or in connection with them or the platform shall be governed by and construed in accordance with the laws of the Province of Ontario, Canada, and the federal laws of Canada applicable therein, without regard to conflict-of-laws principles.

You irrevocably submit to the exclusive jurisdiction of the courts located in Toronto, Ontario, for the resolution of any dispute arising under these terms.

8.1 International expansion

As Metropolis Group expands into additional operational coordinates, including planned Zanzibar operations, these terms may be supplemented with jurisdiction-specific addenda. The Ontario governing-law clause remains the default unless an executed local addendum expressly states otherwise.


9. Severability & Entire Agreement

If any provision of these terms is held to be unenforceable, that provision shall be severed and the remainder shall continue in full force and effect. These terms, together with any policies referenced herein, constitute the entire agreement between you and Metropolis Group with respect to use of the platform.
